It has been rented to the same two Little Old Ladies for 20 years. So it is a little out of date but in good repair.

The only real downside is that they have never had a rent increase…in 20 years. They are only paying 580/month.

Your options as I see them are:

• Raise the rent to market, they probably move, you update and rent for full market
• Raise the rent a little each year for years and years to get them to stay
• Keep the status quo and live with the reduced cash flow in exchange for no turnover costs and quiet tenants
